The subject site is a deep, rectangular site on the north side of Ladouceur Street in Mechanicsville.

The applications were: Consent and Minor Variances.


The applications proposed were to divide the lot, into two parts, and to obtain relief from the zoning by-law to permit a reduced lot area, lot width, interior yard setback, rear yard setback and area, and to permit front yard parking. The existing two-storey single detached dwelling is to be demolished and a new two-storey, semi-detached building is proposed.

While there were a few variances being requested, each of them is designed to bring the proposal in line with the comparable setbacks of adjacent development, and to permit a suitable and workable development for the proposed site. The subject property is located with a built-up residential area of Ottawa, in Mechanicsville and the proposal reflects the characteristics of this area.

The applications were approved by the Committee of Adjustment.
